Dustin, I do paint houses. and I am cheap. not looking for a job just letting you know.
there are lots of factors that I consider when bidding a job. as far as exterior goes you are looking at a min of $2000.
interior, how much furniture needs to be moved and who is going to move it. if you move it and don't get it out of my way. I will move it and charge you anyway. how many doors windows light fixtures etc do I have to deal with. I have a flat rate I charge per window or door for the time it takes to cut it or mask off. I count the number of plates you have for light switches and outlets etc. I have to remove and re install all of them. if your ceiling is being painted I have to remove any light fixtures fans etc. I charge a set fee for each of those. all those little fees are only a dollar or two which does not sound like much until you realize the average house has over 20 plates alone. I will charge about a buck per square foot to paint walls and ceilings up to 8 ft tall. 5 to 10 dollars per window. and 25 cents per running foot to paint trim of any kind, doors,windows, base, crown, etc. walls or ceilings over 8 feet get charged according to how hard they are going to be to reach. a stair case is charged 250 dollars period they are hard and dangerous to paint. if you have anything like chair molding or wainscot on your walls you will be charged double the normal price for painting trim. if there is excessive cutting in that needs to be done I will adjust the price to what I think is right. this would happen if you house has lots of extra inside corners coves, built in shelves etc. interiors of closets, cabinets, shelves, all closets, coves, built in shelving unite etc would add to the cost as well.
shelve units will add to the cost whether I paint them or not. they take extra time to work around. Kitchens and bathrooms will be more expensive per sq ft than a living room,dining room, or den. a bedroom will also be a bit more expensive because most of them have a closet. A typical large living room 16' X 20' with two wall switches, base molding no ceiling light, outlets at 6'spacing, 2 windows and one exterior door, with flat straight walls, empty of furniture. I would charge you about $500 plus materials to paint which is less the prices I quoted above but the work can be done fast without a lot of slow downs. the typical kitchen would run closer to $750, bathrooms 300 and bedrooms usually come out at the cut throat price of about $250 each. the more rooms you want me to paint the less I will charge per room. remember for me the clock started when I got in my car to come look at the job. and set up etc. is a large portion of the time it takes to do a job. For the typical three bedroom two bath house in my area I know on average the cost to paint the inside is around $3000. and I am cheap.
