I use vasaline too, it works well. I also use a wrench to give that last "tweak" to tighten the last bit, which helps a lot.

Yes is the short answer to replacing the seal. You can buy those seals from auto paint shops.

If your seal is glued down you may need to use a heat gun to soften the glue to remove it.

Happy turning

I have 1 Devilbiss and 3 Binks pots. All off ebay all in horrible shape when I got them. I cleaned them and brought them back to life. I replaced each seal. I got my first 3 from Grainger for about $35 (by the time I paid for seal and shipping online it was the same). I got my fourth online because it was smaller and Grainger did not carry it for about $25 delivered. Break all the fitting free, clean and reuse if you can, replace the gauge, add a valve and you should be good to go.

I have a paint pot central pneumatic, but I needed a neW o ring for it so I just went to a pool store found one with the right wire size cut a couple inches out of it and used some CA, and glued it back together works excellent, Also you should never use Vaseline on O Rings, as it swells up rubber. isn't will sometimes make the o ring roll, and then will leak. Just my .02
